How it works

Many people who rent dream of owning their own home. But saving the money for a deposit while paying rent every month can be a challenge. As a resident of The Marches, this new scheme offers you a substantial financial contribution towards the deposit needed to buy a place of your own.

Each year, we’ll put aside a sum of money based on the size of your home which will be available to use towards a deposit when you’re ready to buy.

We’ll write to you at the end of each year to let you know how much value you have accumulated, so you can check off the days on your forever home calendar.

Cool, so what happens when I move out?

When you’re ready to buy your own place, you can release the money you have accumulated under the scheme to use towards your deposit. It can only be used for this purpose and we will pay it to the solicitor handling your property purchase. It cannot be taken out as cash.

The deposit can even be split between people in shared tenancies at The Marches, and if you move to smaller or bigger apartments whilst living with us, your deposit moves with you. You can also move into a Thames Wey property and have your deposit follow you there too.

We’re committed to building sustainable communities. And that means providing homes for people of different circumstances and financial means – we’ve really got your back on this one.

And the logistics?

Each year, we’ll put aside a sum of money based on the size of your home which will be available to use towards a deposit when you’re ready to buy.

Under the Earn Your Deposit scheme you can accumulate up to £30,000 in this way, meaning a substantial lump sum towards a deposit.

All we ask in return from The Marches residents is that you are a good tenant – for example, by paying your rent on time, looking after your rental property and being a good neighbour.

Deposit estimates:

Studio – £1600 per year contributed to deposit

1 bed – £2100 per year contributed to deposit

2 bed – £2400 per year contributed to deposit

Accessible following a minimum term of two years residency.

How do I sign up?

When you join us as a resident at The Marches, you automatically qualify for Earn Your Deposit.

However, you will need to be committed into an assured shorthold tenancy for at least two years, with no break in the tenancy, before you can release the money you have built up under the scheme. During your community on-boarding, the team will provide you with all of the relevant information.

Who is the scheme available to?

All residents, excluding those who already own a property or are an investor (own their own buy-to-let property). All we ask in return from The Marches residents is that you are a good tenant – for example, by paying your rent on time, looking after your rental property and being a good neighbour.
